I cannot believe there is snow falling outside my window! I have not seen snow in Austin in 15 years.

The stock market took an early rally today and put the kibosh on our rates again. Rates are hanging higher so far. Just as I mentioned yesterday, I am not sure how much time we have left in this refi rate zone. Its seems as if the upward pressure may have begun but it’s a bit early to know for sure.

I must stress that timing is everything and if you are still waiting to pull the trigger on this refinance, you will be disappointed shortly.

We are flying through this week again. Rates today are still holding pretty steady.
SUGGESTED LOCKING STRATEGY: I recommend you initiate a “lock ‘em if you’ve got ‘em” risk management strategy for “floating” loans. I see a short term trend change coming our way between Nov 23rd and 28th where stock trading will slow and interest rates will rise temporarily. This happens on a slower business week when many wallstreet traders are on vacation for a holiday.

I still hold firm to the “get off the fence” advice from here through December. Rates will begin to rise soon and those left behind will be kicking themselves.

The stock market is down just a few points today. Interest rates moved up slightly after that incredible 4 hour run yesterday. Things are still great and you should NOT wait for the next time things improve for a few hours. My advice is to apply now, have your file pre-approved and ready to lock. This way when we have a quick 3-hour run on rates you will be in the position to lock it down. It is not in your best interest to wait any longer. The Fed’s Direct Purchase program is over and rates will ease upward very soon.
